The proposed project encompasses the demolition of three existing garages and the construction of a new two-storey detached dwelling, complete with off-street parking and amenity spaces. MBH was engaged to develop three distinct design options for submission in the pre-planning application phase.

In the pursuit of crafting the optimal design for the planning application, MBH's approach extended beyond the immediate project boundaries. We conducted a comprehensive assessment that considered the broader context, taking into account not only the neighboring structures but also the overall townscape and landscape of the surrounding area. This meticulous analysis was guided by key planning documents, including the National Planning Policy Framework (NPPF), The Mayor's London Plan 2021, and Barnet's Local Plan, ensuring that our design aligned with the strategic vision for the locality.

Furthermore, an essential aspect of our design process involved prioritizing energy efficiency and construction standards. To substantiate our commitment to these principles, MBH fostered collaboration with Energy Consultants from the project's early stages. This cooperative effort aimed to incorporate energy-efficient measures into the design, demonstrating our dedication to sustainability and compliance with industry standards. By aligning the proposed design with both aesthetic and functional considerations and ensuring that it meets energy efficiency criteria, we sought to create a harmonious addition to the existing urban fabric that is environmentally responsible and meets the highest planning and construction standards.
